1. Overview
kleimit (“we”, “our”, “the Service”) is an online platform designed to help expat tenants in Thailand understand their tenancy agreements, identify potential refund clauses, and draft messages to landlords/agents using AI-powered tools.
By creating an account or using kleimit, you (“you”, “the user”) agree to these Terms of Service.
2. Not a Law Firm — No Legal Advice
kleimit is NOT a law firm.
kleimit does NOT provide legal advice, legal representation, or legal services.
All content, recommendations, AI-generated messages, analyses, documents, or materials provided through the platform:
- are informational only,
- may be incomplete, outdated, or inaccurate,
- should not be relied upon as legal guidance,
- do not constitute an attorney-client relationship.
Under no circumstances are we liable for any action you take or do not take based on information from kleimit.
If you need legal advice, consult a licensed attorney.
3. No Guarantees
kleimit cannot guarantee:
- that you will recover your deposit, partially or fully,
- that landlords or agents will respond,
- that AI-generated messages will produce any specific outcome,
- that contract analysis is accurate, complete, or legally enforceable.
All outcomes depend on your landlord/agent, specific contract terms, and real-life circumstances.
4. Eligibility
To use the Service, you must:
- be at least 18 years old,
- accept these Terms,
- use the Service for lawful purposes only.
5. User Responsibilities
You agree to:
- provide accurate information,
- upload only documents you have permission to share,
- not misuse, attack, reverse-engineer, or scrape the platform,
- not use kleimit for illegal, abusive, or harmful purposes.
You are solely responsible for any messages you send to your landlord/agent and any actions you take.
6. AI-Generated Output
The Service uses AI models to analyze tenancy agreements, messages, receipts, and other content you upload.
AI-generated outputs may contain mistakes.
You acknowledge that:
- AI may misread or misinterpret documents,
- you must review outputs before using them,
- you are fully responsible for your decisions and communications.
kleimit assumes no liability for any AI-generated content.
7. Payments & Billing
kleimit offers:
- One-time paid access to a deposit dispute case, at the price displayed before payment and confirmed at checkout.
Payments are handled through Stripe.
7.1 Refund Policy
All purchases are final and non-refundable, except where required by law or if Stripe independently issues a refund.
8. Document Uploads & Data Handling
You may upload tenancy agreements, photos, messages, receipts, and other content.
You grant kleimit a limited license to process your content solely to provide the Service.
We do not claim ownership over your uploaded documents.
9. Service Availability & Technical Issues
We aim to provide reliable uptime but cannot guarantee:
- uninterrupted service,
- error-free functionality,
- preservation of your files indefinitely.
We may modify, pause, or discontinue features at any time.
We are not responsible for:
- data loss,
- outages,
- server issues,
- AI provider downtime.
10. Limitation of Liability
To the maximum extent permitted by law, kleimit, its owners, developers, and affiliates are not liable under any circumstances for any direct or indirect damages, including:
- financial losses,
- deposit loss,
- housing disputes,
- landlord retaliation,
- emotional distress,
- incorrect AI analysis,
- incorrect recommendations,
- misuse of generated content.
Your use of kleimit is entirely at your own risk.
11. Indemnification
You agree to indemnify and hold harmless kleimit from any claims or damages resulting from:
- your use of the Service,
- your communications with landlords or agents,
- your uploaded content,
- your violation of these Terms.
12. Termination
We may suspend or terminate your account if:
- you violate these Terms,
- you abuse the Service,
- we detect fraud or harmful behavior.
You may request account deletion at any time.
13. Changes to Terms
We may update these Terms periodically. Continued use of the Service indicates acceptance of the updated Terms.
14. Governing Law
These Terms are governed by the laws applicable where kleimit operates digitally, without regard to conflict-of-law rules.
